Southeast Financial Center is comprised of two buildings - a 55 story Office Tower and a 15 story Annex Building, developed on a 2.41 acre site in downtown Miami. The Tower contains 1,158,102 square feet of Class A office space. The Annex contains a 43,000 SF Banking Hall, a 21,071 SF Health Club, 11,228 SF of Service Retail, 12 floors of parking with 1,121 parking spaces, and the project's Central Plant.

The Tower and Annex buildings are connected by an elevated covered walkway. The project also features a 30,000 square foot outdoor plaza landscaped with royal palm trees and a variety of native plant material. A steel attached 150' feet from the ground provides a unique architectural connection between the two structures. 

The Tower is distinguished by its striking "saw-tooth" design on the northeast corner of the façade. This feature provides up to 16 corner offices per floor and highly efficient floor plates averaging 22,000 SF of net rentable area. A "V-notch" in the middle of the west face of the Tower runs the entire height of the Tower and is highlighted at night.

Description: 
Southeast Financial Center is at the very heart of the Downtown Business District. It is one block from ramps to and from I-95, and immediately adjacent to the Bayfront Park Metro Station. In the immediate vicinity are several of Miami's best hotels, as well as a festival shopping center and the vitality of the city's retail district.

Southeast Financial Center stands where Miami's "Main Street," Biscayne Boulevard, begins. The newly remodled signature two-story lobby in marble and granite features comfortable lounge areas, important works of art, ground floor cafes and shops and even a U.S. Post Office. As virtually a city within the city, Southeast Financial Center has a wealth of amenities just off the elevator. These include the Downtown Athletic Club - the city's finest - with everything from squash and basketball courts to a rock-climbing wall. In 2009, Southeast Financial Center became the first Miami Office tower to achieve the nations prestigious "green" status - LEED Gold.
